Những ngày gần đây, hàng trăm “cò đất” đã đổ về xã Ea Drơng, huyện Cư M’gar, tỉnh Đắk Lắk khiến nhiều người không khỏi ngỡ ngàng. Tại một số trục đường trong xã này, các xe con của người mua và bán đậu kín mít. Các quán cà phê trong vùng cũng tấp nập cảnh chốt giá, ký hợp đồng đặt cọc. Không chỉ “cò đất”, những người có đất bán cũng lân la nghe ngóng vì sợ bán hớ.
Nơi đây, cũng từng diễn ra đợt sốt đất từ năm 2020, hiện đất nền của người dân còn lại rất ít. Các giao dịch chủ yếu được thực hiện giữa người đầu tư với nhau. Qua nắm bắt của xã, có khu vực được rao bán với giá hơn 120 triệu đồng/mét ngang nhưng chưa chắc đó là giá thật. Đợt sốt đất hồi năm 2020, một số người dân trên địa bàn đã ký ủy quyền, giao sổ hồng cho “cò đất” mang đi làm thủ tục rồi biệt tích, gây ra nhiều hệ lụy.
Rút kinh nghiệm, lần này UBND huyện Cư M’gar đã chỉ đạo UBND xã Ea Drơng bám sát tình hình, kịp thời báo cáo huyện có hướng xử lý. UBND huyện đã yêu cầu xã Ea Drơng tổ chức tuyên truyền pháp luật về đất đai cho người dân, kịp thời phát hiện, xử lý những trường hợp lợi dụng làm nóng thị trường bất động sản, lừa đảo chiếm đoạt tài.
Chia sẻ về việc bất động sản tại xã Ea Drơng đột nhiên nhận được nhiều sự quan tâm của giới đầu tư, ông Võ Hồng Thắng, Phó Tổng giám đốc DKRA Group đánh giá, đây nhiều khả năng chỉ là cơn “sốt đất ảo” cục bộ, do một bộ phận môi giới và nhà đầu cơ cố tình gây ra nhằm mục đích thu lợi bất chính.
Bởi lẽ, địa phương này mặc dù có vị trí liền kề Tp. Buôn Ma Thuột và từng có thông tin được quy hoạch sát nhập vào thành phố nhưng trên thực tế việc này vẫn chưa có bất kỳ văn bản chỉ đạo triển khai cụ thể nào từ phía các cơ quan chức năng.
“Do đó, theo tôi cần thiết có sự can thiệp kịp thời và triệt để đến từ các cơ quan chức năng trên địa bàn các xã/huyện nhằm ngăn chặn hành vi thổi giá đất nêu trên. Còn dưới góc độ người dân có dự định tham gia mua bán, cần tỉnh táo tránh bị thao túng tâm lý cũng như phải liên tục theo dõi sát sao diễn biến thực tế của thị trường trong thời gian tới’”, ông Thắng nhấn mạnh.
Thực tế, trong quá khứ đã từng có các đợt “sốt” đất tại Đắk Lắk giai đoạn năm 2021 – 2022, tại Phú Mỹ với đỉnh điểm ở năm 2019 hay hiện tượng đẩy giá đất trước thông tin dự án sân bay Técníc Hớn Quản tại Bình Phước vào đầu năm 2021,…
Hành động này đã để lại vô số hệ lụy cho các nhà đầu tư. Với tâm lý “lướt sóng”, bị mắc kẹt khi thị trường hạ nhiệt, dẫn đến hiện tượng nhà đầu tư cắt lỗ hoặc bỏ hoang làm lãng phí nguồn tài nguyên đất. Trầm trọng hợn, việc giá đất tăng cao có nguy cơ khiến người dân khó mua đất để ở hoặc sản xuất, đặc biệt là các hộ nghèo hoặc người dân tộc thiểu số cư trú, làm việc tại địa phương.
Theo ghi nhận, gần đây thị trường bất động sản phía Nam đã xuất hiện tình trạng “sốt nóng” cục bộ ở một số khu vực. Ngoài Đắk Lắk, động thái nhà đầu tư “cá mập” đi săn đất tại Nhơn Trạch, Long Thành, Cẩm Mỹ (Đồng Nai), quận 9 (cũ, Tp.Thủ Đức, Tp.HCM) đã bắt đầu rục rịch trở lại. Thị trường xuất hiện nhóm đầu tư gom cùng lúc nhiều nền. Các lô đất diện tích 50-80m2 (có sổ) hoặc đất vườn diện tích lớn lân cận các hạ tầng giao thông trọng điểm sắp triển khai được nhà đầu tư săn lùng.
Theo dự báo, từ quý 2/2025 trở đi thị trường đất nền phía Nam sẽ có đợt tăng giá mới. Theo đó, nhà đầu tư sẵn dòng tiền tìm cách vào thị trường. Ngay sau Tết nguyên đán, một số khu vực tại phía Nam, hoạt động mua – bán diễn ra khá nhộn nhịp. Về phía người bán cũng ở trạng thái giữ hàng, chờ bán giá tốt.
