Tiết lộ giá giao dịch tại dự án của Tập đoàn Phúc Sơn khi ông chủ Hậu ‘Pháo’ bị bắt
Sau khi Hậu ‘Pháo’, Chủ tịch Tập đoàn Phúc Sơn bị bắt, giao dịch bất động sản tại các dự án nghìn tỷ đồng của doanh nghiệp này sụt giảm nhưng giá vẫn ở mức cao ngất ngưởng.
Tập đoàn Phúc Sơn của ông Nguyễn Văn Hậu (tức Hậu “Pháo”) đang là tâm điểm chú ý của tỉnh Vĩnh Phúc. Hiện nay, nhiều nhà đầu tư dự án của Tập đoàn Phúc Sơn đang đứng ngồi không yên khi chứng kiến những ô đất của mình đã đầu tư tuột giá 40-50%.
Từng tạo cơn sốt đất số 1 Vĩnh Phúc
Dự án khu chợ đầu mối nông sản thực phẩm, hệ thống kho vận và khu đô thị thương mại Vĩnh Tường của Tập đoàn Phúc Sơn có vị trí đắc địa, sát với cụm công nghiệp và thương mại huyện Vĩnh Tường. Dự án này ban đầu do Công ty Cổ phần Đầu tư Thương mại và Bất động sản Thăng Long làm chủ đầu tư có tổng vốn hơn 2.000 tỷ đồng. Đến năm 2019, dự án đã được chuyển nhượng cho Tập đoàn Phúc Sơn. Hiện nay, dự án đã trải qua tổng cộng 4 lần điều chỉnh quy hoạch.
Thời kì hoàng kim, dự án này tạo cơn sốt đất chưa từng có tại Vĩnh Phúc.
Theo tìm hiểu của PV, dự án trên đặt tại thị trấn Thổ Tang (huyện Vĩnh Tường) được nhà đầu tư đánh giá đắt đỏ bậc nhất Vĩnh Phúc. Thời điểm sốt đất năm 2021, mức giá của mỗi m2 đất tại dự án này lên đến 115 triệu đồng.
Trả lời phóng viên, ông Trần Tuyên (40 tuổi), một tiểu thương buôn bán tại khu vực chợ đầu mối Vĩnh Tường cho biết: Năm 2021, một căn mặt tiền (đường 33m) có diện tích 100m2 giá lên tới trên 11 tỷ đồng, ở băng số 2 thì giá ở mức 80-90 triệu mỗi m2.

“Năm 2022, tôi từng mua 200m2 đất ở dự án này với mức giá hơn 16 tỷ, sau chưa đầy hai năm mức giá tôi được trả khoảng 80 triệu đồng/m2 (bằng đúng lúc giá mua vào). Như vậy tính theo lãi suất trung bình của ngân hàng hiện hàng tôi đã bị bốc hơi trên 10% giá trị”, ông Tuyên nói.
Còn chị Minh Hằng – làm nghề môi giới BĐS – chia sẻ: Thời điểm năm 2021, dự án bán rất chạy, người đến xem dự án và chốt mua rất đông vì tin tưởng vào chủ đầu tư lớn và vị trí đắc địa tại thị trấn Thổ Tang. Mỗi ki-ốt ở chợ được môi giới chào bàn với mức giá từ 800 triệu đến vài tỷ đồng, tuỳ từng vị trí. Bảng hàng lúc đó được cập nhật liên tục trong trạng thái hết hàng, nhà đầu tư nhanh tay đặt cọc sẽ không còn hàng.
“Lúc đó giá cao lắm, các nhà đầu tư từ Hà Nội, Bắc Giang liên tục đổ về, kể cả trong tỉnh Vĩnh Phúc. Thời điểm đó có ngày tôi chốt đến 3-4 căn liền kề ở băng bên trong cùng, cách mặt đường lớn phải 200m, giá các căn này lúc đó 48 triệu đồng/m2. Còn các khu shophouse ở mặt ngoài đường 33m thì các chủ buôn họ đã mua từ trước, có căn thời điểm đó được đẩy giá lên 115 triệu đồng/m2 mà không ai bán. Có những người họ xuống tiền mua 3-4 căn liền nhau“, chị Hằng kể.

Hàng trăm tỷ đồng “chôn” trong dãy nhà hoang
Hiện nay, sau cơn sốt đất và việc Chủ tịch Tập đoàn Phúc Sơn bị khởi tố, bắt tạm giam thì giao dịch các dự án khu chợ đầu mối nông sản thực phẩm, hệ thống kho vận và khu đô thị thương mại Vĩnh Tường trầm lắng. Hiện trạng của dự án đa phần vẫn chỉ là những dãy nhà hoang vắng, những căn liền kề được xây dựng dang dở, cỏ dại mọc cao hơn đầu người.
Khảo sát của chúng tôi cho thấy, khoảng hơn 10 ki-ốt ở dãy chợ có người đang sử dụng cho việc chứa hàng và buôn bán thương mại, các dãy nhà liền kề hoang vắng, nhiều căn chưa xây dựng xong phần thô.
Người dân sống ở khu vực dự án triển khai cho biết, hiện nay, dự án vắng bóng người mua, mặc dù sau Tết là thời điểm sốt đất trở lại ở một số địa phương như Hà Nội, Bắc Giang, Bắc Ninh…

“Gần như không có giao dịch, hiện chỉ có một nhà đầu tư sở hữu 2 căn liền kề đang có nhu cầu bán, giá bán đang phải chịu cắt lỗ đến 40% mà không có ai hỏi đến. Hai căn liền kề thời điểm mua vào năm 2022 là 45 triệu đồng/m2, tổng giá trị hai căn là 9 tỷ đồng. Bây giờ hai căn này đang được rao bán 6 tỷ đồng mà chưa ai quan tâm dù pháp lý rất đảm bảo”, một tiểu thương ở thị trấn Thổ Tang nói.
Người dân ở gần dự án đều cho biết, thời điểm sau Tết Nguyên đán 2024, có lác đác vài khách hàng đến hỏi thăm dự án nhưng không nhiều. Những dãy shophouse trước đây có giá 115 triệu đồng/m2, bây giờ giảm xuống chỉ còn khoảng 75 – 80 triệu đồng/m2.
Anh Nguyễn Văn T, người dân xã Chấn Hưng, huyện Vĩnh Tường, là một trong những khách hàng từng mua bán “qua tay” căn nhà tại chợ đầu mối Vĩnh Tường. Anh cho biết, thời điểm năm 2020, anh đã mua qua sàn bất động sản căn nhà ở xã hội 3 tầng với diện tích 70m2/1 sàn với giá 27 triệu mỗi m2. Tuy nhiên, chỉ trong vòng hơn 1 tháng giá trị tăng lên tới 45 triệu đồng/m2.

Tuy nhiên, theo anh T. sau khi bán cho các nhà đầu tư khác với giá 45 triệu đồng/m2 thì hiện nay, giao dịch chính căn nhà của anh chỉ còn 30 triệu đồng/m2 nhưng kén người mua.
Một lãnh đạo UBND huyện Vĩnh Tường cho biết, sau khi Tập đoàn Phúc Sơn bị điều tra các sai phạm, huyện đã cho rà soát tất cả các dự án trên địa bàn. Đối với khu chợ đầu mối có khoảng 20 hộ tìm đến chính quyền để nhờ hỗ trợ đảm bảo các quyền lợi. Sau khi tiếp nhận phản ánh, chính quyền cũng đã giải thích cho người dân rằng, phải chờ kết luận của Cơ quan điều tra, kết quả như thế nào thì sẽ thông báo sớm đến cho các nhà đầu tư an tâm.
“Người dân thị trấn Thổ Tang đa phần đều có hiểu biết pháp luật, do đó, số lượng người bị ảnh hưởng bởi sự việc này không nhiều. Huyện đã nắm được đầy đủ thông tin và sẽ có hướng dẫn làm sao để hỗ trợ các nhà đầu tư tốt nhất”, vị lãnh đạo này nói thêm.
