“Thủ phủ công nghiệp” phía Bắc mở bán nhà ở xã hội giá từ 13 triệu đồng/m2
Liên danh Công ty Cổ phần Khu Công nghiệp Sài Gòn – Hải Phòng và Công ty Cổ phần Đầu tư Phát triển Bền vững Evergreen Bắc Giang vừa gửi báo cáo đến Sở Xây dựng tỉnh Bắc Ninh về việc mở bán, cho thuê và cho thuê mua nhà ở xã hội tại Dự án nhà ở xã hội dành cho công nhân Khu đô thị mới thị trấn Nếnh, huyện Việt Yên, tỉnh Bắc Giang (nay là phường Nếnh, tỉnh Bắc Ninh).
Dự án gồm hai phân khu CT1 và CT2, xây dựng trên tổng diện tích hơn 32.271 m2, thuộc quy hoạch chi tiết Khu đô thị mới thị trấn Nếnh. Công trình gồm các hạng mục nhà ở xã hội cao tầng, cảnh quan, cây xanh, hạ tầng kỹ thuật và hạ tầng kỹ thuật ngoài nhà, đáp ứng đồng bộ yêu cầu sinh hoạt và làm việc của người dân.
Các tòa chung cư cao 20 tầng với tổng diện tích sàn xây dựng khoảng 256.000 m2 (trong đó CT1 khoảng 138.000 m2, CT2 khoảng 118.000 m2), cung cấp 2.787 căn hộ diện tích từ 25 – 70 m2. Mỗi tòa đều có khu sinh hoạt cộng đồng, để xe, hệ thống kỹ thuật đầy đủ gồm điện, chiếu sáng, thông tin liên lạc, cấp thoát nước, phòng cháy chữa cháy và thông gió.
Dự án còn được đầu tư trạm xử lý nước thải riêng, hệ thống cây xanh, sân đường và hạ tầng kỹ thuật ngoài nhà, bảo đảm tiêu chuẩn an toàn, vệ sinh môi trường trước khi xả thải ra ngoài. Theo thiết kế, dự án đáp ứng chỗ ở cho khoảng 12.000 người, phục vụ chủ yếu cho lực lượng lao động tại các khu công nghiệp.
Trong tổng số 2.787 căn hộ, có 2.449 căn để bán và 338 căn cho thuê. Hiện chủ đầu tư đã bán và bàn giao 2.010 căn, còn 439 căn sẽ tiếp tục được mở bán, trong đó có 142 căn thuộc diện mới được phép giao dịch theo công văn phát hành tháng 7/2025.
Đối với căn hộ cho thuê, quy định nêu rõ sẽ không được ký hợp đồng thuê nhà ở xã hội hình thành trong tương lai; chỉ được cho thuê khi đã xây dựng xong và được nghiệm thu đưa vào sử dụng.
Theo thông báo thẩm định giá, phân khu CT1 có giá bán tối đa 13,4 triệu đồng/m2 (đã gồm thuế GTGT, chưa gồm phí bảo trì) và giá cho thuê 99.500 đồng/m2/tháng (đã gồm thuế và phí bảo trì). Phân khu CT2 có giá bán tối đa 14,5 triệu đồng/m2, giá cho thuê 101.000 đồng/m2/tháng.
Chủ đầu tư cho biết, việc mở bán nhà ở hình thành trong tương lai phải được cơ quan có thẩm quyền chấp thuận bằng văn bản; còn với nhà ở đã hoàn thiện, chỉ được giao dịch khi đã được nghiệm thu.
Thời gian tiếp nhận hồ sơ đăng ký mua, thuê, thuê mua dự kiến bắt đầu và kết thúc trong năm 2025. Việc thực hiện sẽ tuân thủ các quy định pháp luật bảo vệ người tiêu dùng, theo hợp đồng mẫu đã được Sở Công thương chấp thuận.
Việc mở bán này được kỳ vọng sẽ bổ sung nguồn cung lớn cho phân khúc nhà ở xã hội tại khu vực Bắc Ninh mới, đáp ứng nhu cầu bức thiết của hàng chục nghìn công nhân đang sinh sống và làm việc tại khu vực.
