Theo lời một số môi giới khi giới thiệu với người thuê, ngôi nhà hai mặt tiền tại góc Đồng Khởi – Nguyễn Thiệp này thuộc sở hữu của Vạn Thịnh Phát, với diện tích sử dụng lên đến 477 m2 bao gồm tầng trệt, lầu một, tầng lửng và diện tích trồng cây.
Hiện không có thông tin chính xác về chủ ngôi nhà, nhưng chuỗi cà phê Brodard nằm tại vị trí này trước đây, là một thương hiệu của CTCP Bông Sen (Bông Sen Corp) – doanh nghiệp liên quan của Tập đoàn Vạn Thịnh Phát.
Đây là một trong những mặt bằng đắt đỏ bậc nhất TP.HCM. Một tháng trước, môi giới chào thuê mặt bằng này với giá 1 tỷ đồng mỗi tháng (bao gồm VAT). Hợp đồng thuê được đề xuất với thời hạn 5 năm, tương đương với 60 tỷ đồng, chưa tính các chi phí vận hành và bảo trì khác. Nếu thuê riêng tầng trệt thì giá là 400 triệu đồng/tháng. Điều kiện khắc nghiệt đòi hỏi khách thuê phải có tiềm lực tài chính mạnh mẽ để duy trì hoạt động tại vị trí “vàng” này.

Brodard vốn là một biểu tượng của Sài Gòn xưa, ra đời từ năm 1948. Brodard không chỉ nổi tiếng với các món bánh ngọt, bánh kem, croissant, hay paté chaud chuẩn vị Pháp mà còn là điểm hẹn yêu thích của giới trẻ và người dân TP.HCM qua hàng thập kỷ.
Từ khi xuất hiện, quán đã trở thành một phần không thể thiếu trong đời sống văn hóa và ẩm thực của thành phố, duy trì sự ổn định và danh tiếng suốt hơn 70 năm. Đến tháng 5/2024, Brodard chính thức đóng cửa, khép lại một hành trình dài gắn bó với người dân nơi đây, để lại mặt bằng trống trải trong gần một năm.
Sự kiện của Chagee không phải là trường hợp cá biệt trên con đường Đồng Khởi. Trong những năm gần đây, nhiều mặt bằng đắc địa tại đây cũng rơi vào cảnh bị trả lại hoặc bỏ trống. Giá thuê khảo sát tháng 2/2025 dao động từ 1-2 triệu đồng/m² cho những mặt bằng nhỏ hơn. Tuy vậy, nhiều chủ nhà vẫn khó tìm được khách thuê.
