Công ty CP Tập đoàn Danh Khôi (HNX: NRC) vừa có văn bản gửi Ủy ban Chứng khoán Nhà nước, Sở Giao dịch Chứng khoán Hà Nội giải trình về lợi nhuận sau thuế trên Báo cáo tài chính riêng và Báo cáo tài chính hợp nhất năm 2024 đã được kiểm toán.
Theo đó, doanh thu thuần của đơn vị này đạt hơn 5 tỷ đồng, lỗ sau thuế hơn 137 tỷ đồng. Giải trình việc lỗ lớn, NRC cho biết có 3 nguyên nhân chính.
Thứ nhất, thị trường bất động sản trầm lắng. Theo đó, trong năm 2024, thị trường bất động sản tiếp tục gặp nhiều khó khăn do biến động về chính sách vĩ mô, thanh khoản thấp và nhu cầu suy giảm. Điều này ảnh hưởng đến tiến độ bán hàng của Công ty, khiến doanh thu không đạt kế hoạch đề ra.
Thứ hai, công ty chưa đủ điều kiện ghi nhận doanh thu từ các hợp đồng hợp tác đầu tư. Do khó khăn trong tiến độ pháp lý, Công ty có nhiều hợp đồng hợp tác đầu tư đã và đang trong quá trình triển khai nhưng do chưa đáp ứng đủ điều kiện ghi nhận doanh thu theo chuẩn mực kế toán hoặc chưa đến thời hạn được phân bổ lợi nhuận, nên chưa thể hạch toán vào kết quả kinh doanh.
Thứ ba, do công ty phải thực hiện trích lập dự phòng tăng thêm, trong bối cảnh thị trường trầm lắng. Nguyên nhân là do các đối tác của Công ty cũng gặp khó khăn trong thanh toán, Công ty phải thực hiện trích lập dự phòng đối với một số đối tác có dấu hiệu chậm thanh toán hoặc gặp khó khăn tài chính, dẫn đến chi phí quản lý doanh nghiệp tăng cao.
NRC từng lên kế hoạch chi 195 tỷ đồng để mua lại một phần dự án Khu dân cư Đại Nam tại xã Minh Hưng, huyện Chơn Thành, tỉnh Bình Phước – một dự án thuộc sở hữu của ông Huỳnh Uy Dũng (Dũng “lò vôi”). Tuy nhiên, tình hình tài chính của Danh Khôi trong năm 2024 gặp nhiều khó khăn nên kế hoạch mua lại một phần dự án Khu dân cư Đại Nam vẫn chưa được thực hiện.
Thay vào đó, nhằm cải thiện dòng tiền, Danh Khôi đã lên kế hoạch chào bán 100 triệu cổ phiếu với mệnh giá 10.000 đồng/cổ phiếu, kỳ vọng huy động 1.000 tỷ đồng để thanh toán nợ thuế quá hạn, tất toán trái phiếu và đầu tư vào các dự án bất động sản.
Bên cạnh đó, tập đoàn này cũng bất ngờ công bố hướng đi mới khi mở rộng sang lĩnh vực nông nghiệp công nghệ cao, hợp tác với các doanh nghiệp tại Cà Mau và Đắk Lắk, đánh dấu một chiến lược phát triển đầy bất ngờ của Danh Khôi.
