Điều chỉnh giá đất Đà Nẵng 2024, quận nào đắt giá nhất?
Theo Quyết định sửa đổi, bổ sung giá đất tại bảng giá các loại đất trên địa bàn TP. Đà Nẵng giai đoạn 2020 – 2024, Hải Châu, Thanh Khê, Sơn Trà là các quận có giá đất tại đô thị cao nhất trên địa bàn tỉnh này.
Quyết định số 57/2023/QĐ-UBND của UBND TP. Đà Nẵng ban hành ngày 15/12/2023 về việc sửa đổi, bổ sung giá đất tại bảng giá các loại đất trên địa bàn TP. Đà Nẵng giai đoạn 2020 – 2024 và được áp dụng từ đầu năm 2024.
Theo đó, TP. Đà Nẵng điều chỉnh giá đất ở và giá đất sản xuất kinh doanh (vị trí 1) lần lượt đối với hai tuyến đường Mỹ Đa Đông 5 là hơn 29.5 triệu đồng/m2 và gần 15 triệu đồng/m2, và tuyến đường DH2 (xã Hòa Sơn đoạn từ ngã ba Tùng Sơn đến giáp Hòa Nhơn) là 3.1 triệu đồng/m2 và 1.55 triệu đồng/m2.

Về bảng giá đất thương mại, dịch vụ tại đô thị có giá cao nhất nằm tại các quận Hải Châu, Thanh Khê, Sơn Trà hơn 59 triệu đồng/m2. Trong đó, Hải Châu là quận có nhiều tuyến đường có giá trị cao nhất, một số tên đường đáng chú ý như đường 2/9, Bình Minh (từ số 4-10), Hoàng Văn Thụ, Ông Ích Khiêm (đoạn từ Nguyễn Văn Linh đến Lê Đình Dương và từ Lê Đình Dương đến Quang Trung), Phạm Phú Thứ…
Đối với giá đất thương mại, dịch vụ tại nông thôn có giá cao nhất là 11.1 triệu đồng/m2 tại đường Phạm Hùng thuộc huyện Hòa Vang. Còn giá đất thương mại, dịch vụ đối với các đường chưa đặt tên trong các khu dân cư có giá cao nhất tại đường 10.5m nối từ Lê Quang Đạo đến An Thượng 17 (nối dài Đỗ Bá) thuộc địa bàn phường Mỹ An với giá là 45.71 triệu đồng/m2.
Cùng ngày, UBND TP. Đà Nẵng cũng ban hành Quyết định số 58/2023/QĐ-UBND việc ban hành hệ số điều chỉnh giá đất áp dụng và có hiệu lực từ đầu năm 2024 trên địa bàn tỉnh này.
Với hệ số điều chỉnh giá đất tại đô thị sẽ có hệ số K dao động từ 1 – 2.9 (tùy thuộc vào vị trí khu đất), còn hệ số điều chỉnh giá đất ở nông thôn và giá đường chưa đặt tên trong các khu dân cư có hệ số K từ 1 – 1.2, đối với khu công nghệ cao và các loại đất nông nghiệp có hệ số K = 1.
Quyết định này nhằm để các ban, ngành liên quan làm căn cứ xác định giá đất cụ thể theo phương pháp hệ số điều chỉnh giá đất đối với các trường hợp như diện tích tính thu tiền sử dụng đất của thửa đất hoặc khu đất có giá trị dưới 30 tỷ đồng để xác định tiền sử dụng đất, xác định đơn giá thuê đất, tính giá trị quyền sử dụng đất khi cổ phần hóa doanh nghiệp Nhà nước, làm giá khởi điểm đấu giá, xác định đơn giá thuê đất trả tiền thuê đất hàng năm…
