Bất ngờ xuất hiện chung cư cũ ở Hà Nội, TP.HCM “rớt” giá: Căn hộ cao cấp D’. Le Roi Soleil… cũng không ngoại lệ
Theo Báo cáo Tình hình biến động giá thị trường bất động sản tại một số địa phương trong tháng 7/2025 do Viện Kinh tế Xây dựng (Bộ Xây dựng) công bố về mức độ biến động giá chung cư thứ cấp tại Hà Nội và TP.HCM.
Đáng chú ý, bên cạnh một số dự án vẫn tăng giá từ 3-5% thì thị trường xuất hiện một số dự án ghi nhận giá binh quân giảm từ 3-4% trong tháng 7.
Cụ thể, tại Hà Nội, một số dự án có giá bình quân giảm nhiều trong tháng như Unimax Twin Tower giảm khoảng 3,6% (xuống mức 46,7 triệu đồng/m2), D’. Le Roi Soleil giảm khoảng 4,5% (xuống mức 129,9 triệu đồng/m2), NHS Phương Canh Residence giảm khoảng 4,6% (xuống mức 54,7 triệu đồng/m2), FLC Premier Parc Đại Mỗ giảm khoảng 3,3% (xuống mức 75,3 triệu đồng/m2), Geleximco Southern Star giảm khoảng 3,2% (xuống mức 75,4 triệu đồng/m2).
Tại TP.HCM, một số dự án mức độ giảm giá bình quân nhiều trong tháng như: The View Riviera Point giảm khoảng 3,8% (xuống mức 72 triệu đồng/m2), Đạt Gia Residence giảm khoảng 3,2% (xuống mức 28,5 triệu đồng/m2), Orchard Hill – Sycamore giảm khoảng 3,5% (xuống mức 44,5 triệu đồng/m2), Mermaid Seaview giảm khoảng 3,2% (xuống mức 56,8 triệu đồng/m2).
Còn một số dự án có mức độ tăng giá bình quân cao trong tháng tại Hà Nội như Bamboo Airways Tower tăng khoảng 3,9% (lên mức 80,9 triệu đồng/m2), Hà Nội Center Point tăng khoảng 4,2% (lên mức 90,7 triệu đồng/m2), Sun Square tăng khoảng 3,9% (lên mức 67,9 triệu đồng/m2), The Matrix One I tăng khoảng 3,9% (lên mức 111,7 triệu đồng/m2), Hausman Premium Residencestăng khoảng 4,6% (lên mức 83,9 triệu đồng/m2), Diamond Park Plaza tăng khoảng 3,6% (lên mức 146,8 triệu đồng/m2).
Tại TP.HCM, một số dự án có mức độ tăng giá bình quân cao trong tháng như: River Garden tăng khoảng 4,3% (lên mức 70,4 triệu đồng/m2), Luxcity tăng khoảng 4,2% (lên mức 52,9 triệu đồng/m2), Riviera Point tăng khoảng 4,4% (lên mức 68,1 triệu đồng/m2), D-Vela tăng khoảng 3,9% (lên mức 37,3 triệu đồng/m2) Diamond Boulevard tăng khoảng 3,4% (lên mức 39,8 triệu đồng/m2), Midori Park tăng khoảng 4,6% (lên mức 45,5 triệu đồng/m2), Chung cư dầu khí PVC-IC tăng khoảng 5,1% (lên mức 30,1 triệu đồng/m2), Silver Sea Tower tăng khoảng 3,9% (lên mức 39,9 triệu đồng/m2).
