Mặt bằng cho thuê quận 1 hạ nhiệt để tìm khách?
Nhìn từ việc thương hiệu chuyên bán vali, túi xách MIA rời bỏ mặt bằng “hot” nhất ở vòng xoay Ngã Sáu Phù Đổng, quận 1, TPHCM có thể thấy thị trường bất động sản nhà phố cho thuê vẫn còn nhiều khó khăn dù được dự báo đang có dấu hiệu phục hồi.
Mặt bằng tại địa chỉ 325 Lý Tự Trọng, tọa lạc ngay vòng xoay Ngã Sáu Phù Đổng, quận 1 mà MIA thuê không phải quá xa lạ đối với người dân Sài Gòn cũng như những người dân thường xuyên di chuyển ngang khu vực này. Trước đây, từng có nhiều thương hiệu F&B lớn thuê mặt bằng này, đơn cử như Phúc Long, Soya Garden hay PhinDeli. Tuy nhiên, các thương hiệu này đều lần lượt rời đi khi giá thuê tăng cao.

Phúc Long từng thuê mặt bằng này với giá 14 ngàn USD/tháng (gần 350 triệu đồng/tháng) nhưng phải rời đi khi giá thuê lên 25 ngàn USD/tháng (hơn 600 triệu đồng/tháng).
Thế chỗ Phúc Long lần lượt là Soya Garden và PhinDeli với giá thuê hơn 600 triệu đồng/tháng như trên nhưng cũng không trụ được bao lâu. Người thuê gần nhất là MIA với giá khoảng 700 triệu đồng/tháng cũng đã vừa rút lui không lâu sau khi kết thúc đợt bán Tết Nguyên Đán 2024.
Đáng chú ý là sau khi MIA rời đi, giá thuê mặt bằng này giảm về 600 triệu đồng/tháng, theo chia sẻ từ môi giới.

Liệu việc giảm giá có giúp mặt bằng đắt đỏ này tìm được người thuê mới hay không thì vẫn phải chờ thời gian trả lời nhưng theo quan sát của một số đơn vị nghiên cứu, thị trường bất động sản cho thuê tại TPHCM vẫn đang ổn định trong các tháng đầu năm 2024.
Theo CBRE, thị trường bất động sản bán lẻ vẫn duy trì hoạt động ổn định bất chấp niềm tin của người tiêu dùng giảm. Giá chào thuê của khu trung tâm TPHCM trong năm 2023 đã tăng 6% so với năm trước, do sự gia nhập của các nhãn hàng xa xỉ. Trong khi đó, giá thuê tại khu ngoài trung tâm tăng đến 28% do nguồn cung khan hiếm.

Trong thời gian tới, CBRE dự báo sẽ không có thêm diện tích cho thuê bán lẻ trong khu vực trung tâm TPHCM cho đến hết năm 2024. Thay vào đó, khu ngoài trung tâm sẽ có thêm nguồn cung 76,000m2 từ 2 trung tâm thương mại là Vincom Mega Mall tại khu đô thị Vinhomes Grand Park (TP. Thủ Đức) và Parc Mall tại quận 8. Sang năm 2025, khu trung tâm mới có thêm nguồn cung cho thuê mới từ dự án Sun Tower (quận 1).
