Quảng Trị phê duyệt quy hoạch 1/2000 của hai khu du lịch sinh thái 290ha
UBND tỉnh Quảng Trị ban hành quyết định phê duyệt đồ án quy hoạch phân khu xây dựng tỷ lệ 1/2000 của khu du lịch sinh thái Brai-Tà Puồng và khu du lịch sinh thái thác Ba Vòi.
Cụ thể, tại Quyết định số 3173 ngày 25/12/2023, UBND tỉnh Quảng Trị phê duyệt đồ án quy hoạch phân khu xây dựng tỷ lệ 1/2000 của khu du lịch sinh thái Brai-Tà Puồng, huyện Hướng Hóa.
Dự án có quy mô lập quy hoạch dự án sử dụng đất khoảng 170ha nằm tại khu vực thôn Trăng – Tà Puồng, xã Hướng Việt và khu vực núi Brai thuộc thôn A Xốc, xã Hướng Lập, huyện Hướng Hóa, tỉnh Quảng Trị. Dân số dự kiến khoảng 442 người (dự báo đến năm 2030). Dự án có tính chất là khu du lịch sinh thái kết hợp nghỉ dưỡng, phát triển du lịch cộng đồng và du lịch mạo hiểm.
Dự án gồm các phân khu như phân khu 1 (khu vực du lịch động Brai) có diện tích khoảng 46.5ha, phân khu 2 (khu vực du lịch cộng đồng) khoảng 39.5ha, phân khu 3 (khu vực du lịch nông trại) diện tích 24 ha và phân khu 4 (khu vực du lịch động – thác Tà Puồng) khoảng 60ha.
Còn tại quyết định 3174 cùng ngày 25/12, UBND tỉnh Quảng Trị đã phê duyệt đồ án quy hoạch phân khu xây dựng tỷ lệ 1/2000 của khu du lịch sinh thái thác Ba Vòi, huyện Đakrông.
Quy mô lập quy hoạch dự án 120ha thuộc khu vực bản Đá Ngồi, thôn Gia Giã, xã Hướng Hiệp, huyện Đakrông hướng lên thác Ba Vòi và một phần đất rừng thuộc xã Hướng Linh, huyện Hướng Hóa, tỉnh Quảng Trị.
Dự báo đến năm 2030, quy mô dân số dự kiến khoảng 1,374 người, khách du lịch khoảng 140,875 lượt khách/năm (khoảng 386 khách/ngày). Dự án có tính chất là khu du lịch sinh thái mạo hiểm, nghỉ dưỡng, khám phá thiên nhiên và du lịch cộng đồng.
Dự án gồm 5 phân khu chức năng chính như khu vực du lịch mạo hiểm (khoảng 24ha), khu vực du lịch dưới tán rừng (19.5ha), khu vực bảo vệ cảnh quan (9.5ha), khu vực trung tâm du lịch (43ha) và khu vực du lịch công cộng (24ha).
Về mật độ xây dựng, tỉnh Quảng Trị yêu cầu cả hai dự án trên phải theo các chỉ tiêu như mật độ xây dựng tối đa cho phép trong các khu vực bảo vệ thiên nhiên không quá 5%; đất thổ cư mật độ xây dựng tối đa 30%; các khu đất dịch vụ du lịch mật độ tối đa không vượt quá 25%; đối với các khu xây dựng dịch vụ du lịch tầng cao không vượt quá 3 tầng và ưu tiên mô hình kiểu nhà sàn; khu vực du lịch nông trại mật độ xây dựng tối đa 5% cho xây dựng các công trình phụ trợ và mật độ xây dựng gộp toàn khu tối đa là 5%.
Cả hai dự án khu du lịch sinh thái trên đều do Sở Văn hóa Thể thao và Du lịch làm chủ đầu tư.
